Property prices in Xàbia or Jávea, Costa Blanca

Property prices in Xàbia or Jávea are, with Denia and Calpe, among the highest in Marina Alta and more generally within the Valencian Community. Indeed, a square meter in Javea costs €1,900.

Discovering Javea

Javea, one of the most beautiful towns in Costa Blanca  

Lying at the most easterly point of the Spanish coastline, Jávea (also known as Xàbia) is a beautiful Costa Blanca town located in Alicante Province around an hour’s drive from Valencia and Alicante airports.

Jávea is split into three main areas: the Arenal, the Port and the Old Town, with the impressive mountain Montgó Massif as the town’s backdrop.

Jávea Old Town is set back from the sea and is a reminder of the town’s historic past. A maze of narrow streets with gothic architecture built with the local Tosca Stone has Sant Bartomeu Church at its core and is also home to the covered market, which sells fresh local produce daily.

The Arenal area of Jávea surrounds a glorious sandy beach (Playa de Arenal), which has a wide promenade selling artisan crafts during summer months. There is a notable absence of high rise buildings that dominate the skylines of other nearby resorts. Instead, just a short walk to the beach are a number of apartment blocks, many of which offer fantastic views of the bay.

The port area of Jávea is still very active. You can even watch the day’s catches being loaded off boats every evening. It is a short drive from the Playa de Arenal, past numerous beach bars (chiringutos) that line the rocky beach.

The port has a thriving community and tends to be less busy than Arenal in the summer months. Above the port are some spectacular cliff-side villas that enjoy fabulous views across the bay towards Calpe and even Ibiza on clear days. Behind the port are numerous apartment blocks that are popular with both holiday makers and local residents. The port also has a marina that is home to some impressive yachts and motorboats.

Surrounding the main town of Jávea are various sub districts and urbanisations that are home to villas and apartments as well as some fincas. These include Tosalet, Toscal, Pinosol, Adsubia, Cala Blanca, Balcón al Mar, Montgó, Rafalet, Cumbre del Sol and La Lluca.

Foreigners are in love with Javea

As of 1st January 2018, the population of Jávea was officially 27,224, of which nearly half (46.5%) were foreign residents.

Due to the large proportion of foreign residents, there is no shortage of English-speaking doctors, dentists and specialists. The environment is generally very safe and peaceful, offering a wide range of amenities including shops, restaurants and health services within walking distance. If you have children, there are a number of reputable international schools nearby as well as parks and of course, beautiful, safe beaches.

Also, the proportion of foreign buyers in Alicante’s province has doubled since 2009. Indeed, international home buyers, or foreigners, now represent close to 50% of real estate transactions. Therefore the proportion of foreign residents should not decrease any time soon.

Property market and real estate prices

Property prices in Javea: € 1,900 per square meter

Latest figures from the Spanish Department of Development (Fomento) show that the average price of a home in Jávea was €1,923 per square meter at the end of the second quarter of 2019, an increase of 15.1% year-on-year but still 22.5% less than the fourth quarter of 2005 when average prices were €2,481 per square meter.

Is the property market in Javea / Xabia going well?

Figures from Fomento show that in the second quarter of 2019 there were 240 property sales, more than double the number of real estate transactions observed in the first quarter of 2013. The total number of transactions during 2018 was 1,141, significantly more than in 2007 -  just before the property crisis -  when there were 954 transactions.

With the Spanish economy continuing to grow, prices in Jávea are rising, offering some potentially exciting opportunities for investors. Right now, you can find your perfect Jávea property at a price of around 20% less of what buyers were paying nearly 15 years ago. Not to be missed!
